Hosted vs. unhosted rental
Whether the host is present on the property during the guest's stay (hosted) or the guest has the place to themselves (unhosted).
Many ordinances treat these very differently: hosted rentals of a spare room are often lightly regulated, while unhosted whole-home rentals face permits, night caps, and residency rules. The distinction frequently decides whether a rental is allowed at all.
