Step by step
- 1
Confirm your property is eligible
Confirm the property's zoning allows short-term rentals. Licensed STRs are allowed in residential zoning districts of unincorporated Clark County (Title 30, Ch. 30.44 amended by the 2022 ordinance). Key locational limits: 1,000-foot separation between licensed STRs (state minimum was 660 ft), 2,500-foot separation from resort hotels, licenses capped at 1% of housing units in each unincorporated area (town), apartments prohibited (per AB363), and condominiums/multifamily allowed only if governing documents expressly permit transient lodging and no more than 10% of units in the building (minimum 10-unit buildings) are STRs. Properties in HOAs/common-interest communities need express authorization in governing documents.

The application period closed Aug. 21, 2023 (initial applicants were chosen by random-number lottery), and no new applications are being accepted.
